No drugs/smoking in the house. No pets. No exceptions. The landlord, in his late 20's, lives at the residence which ensures timely completion of any necessary repairs. Additional cost if two people share a bedroom. The property has several amenities including a coffee bar, jacuzzi, and, and 110" movie surround sound system in the living room. About the Room: 1 large partially furnished Bedroom (Queen size bed) with a shared bathroom. Room is approximately 13'x11' with new flooring, wood luxury blinds, and ceiling fan. The room is available September 1st 2023. The room is part of a 4 bedroom home(1664 sq ft) near San Diego State University near Montezuma/54th Street (AKA College Area). The house has new LED recess lighting, air conditioning, furnace, Nest Thermostat, newer wood flooring, and new double pain temperature resistant windows throughout the house. Parking: Parking is on the street. House is in a Cul de sac so there is always plenty of parking and no permit is required. Current Tenants: The house is 4 bedrooms and currently has 3 male roommates including myself. 2 of the roommates are in the National Guard so they are usually busy with work. Everyone in the house gets along and is easy going. We all respect each other, are social, and we maintain common areas clean.We all hang out, if our schedules permit but also respect eachother's space/privacy at the same time. Everyone is between the ages of 24-29. Overall, there is typically a good energy at the house. Ideally we would want someone with no drama, transparent, and easy going is highly desirable. Both men and women have lived at the house before (without issue) and have no particular preference. We simply ask that you clean after yourself and follow basic house rules like helping keep the common areas clean. We have a cleaning lady that comes about every 3 weeks depending on how dirty the house is. The fee ranges between $40 per person, again depending on how dirty the house is. Backyard/Frontyard Amenities: Patio table chair with LED solar umbrella. , second-floor deck with patio LED solar umbrella, CCTV Surveillance System, Jacuzzi, Deck, Charcoal BBQ, Bonfire Pit Kitchen Amenities: All tenants can access and use everything in the full kitchen. We have dishes, cups, pots/pans, silverware, crockpot, rice maker, Nutribullet, Ninja Coffee Bar( makes regular hot coffee as well as hot and cold craft coffee drinks)Newer Gas Stove Top, stainless steel microwave, automatic ice maker/water dispenser, breakfast bar with 4 bar high bar chairs. Garage Amenities: washer/dryer. Living Room/ Dining Room Amenities: Surround sound 4k projector cinema experience with a 110" screen, Nest Thermostat, and a cozy fireplace. The area is furnished with an oak dining room table/chairs and Sofa, loveseat, and 2 individual lounging chairs. Extra storage is available in the garage as space permits. Utilities: Landlord is responsible paying for the trash pick up. However, tenants need to help out in bringing the trashcans in. Tenants are responsible for all utilities and property maintenance. Utilities will depend on usage: Water, electric/gas, internet, cleaning supplies, yardwork, jacuzzi maintenance, water filter replacements, furnace filter replacements, toiletries. If any tenant is willing to take on any of the maintenance work that is a shared cost, the tenant can earn that money in rent credit instead (i.e. cut the grass, jacuzzi maintenance etc.). and every 3 weeks a housekeeper will come and clean common areas (if we are able to clean ourselves, we won't need this). TYPICALLY GAS AND ELECTRIC RUN ABOUT $150-200 EACH depending on ac usage and overall usage, Water comes every two months and is about $60.00 per person. Be advised that this is per person and based on our usage or conservation of utilities.
