We are looking for a full time Director of Construction for Commercial Construction Company. The Expectations or role of the Director of Construction is to plan, execute, and finalize projects according to strict deadlines and within budget. This includes acquiring resources and coordinating the efforts of team members and third-party contractors or consultants in order to deliver projects according to plan. The Project Manager will also define the project's objectives and oversee quality control throughout its life cycle. Responsibilities: Be the lead on projects with the project team to include site superintendents, assistant project managers, foremen, architects, engineers and owners. · Meet with Owners and architects to create budgets and cost for project. · Run weekly meetings for construction projects · Develop/Maintain client and architect relationships · Prepare time, cost and labor estimates for construction projects · Prepare qualified subcontractor bid list · Submit RFI's to owners and architects and review product submittals for accuracy · Attend pre-Bid meetings and or site visits. Obtain pertinent job information from building management or ownership · Provide quality take offs for material orders · Obtain bids from vendors and subcontractors and Confirm scopes · Prioritizes paperwork and submittal process · Maintains material delivery status and ordering to insure projects stay on track · Archives construction record in organized folders for team use in a cloud based system · Maintains and distributes meeting minutes · Manages project files, contracts, NTP's RFP's, Change orders and pertinent construction docs · Assists the superintendent in quality control, job site safety, milestones and schedules · Works with the superintendent to complete the project · Maintains communication with subcontractors throughout project to ensure quality, timely completion and follow the project plans Requirements: · 3 - 5 years of experience with a commercial general contractor a plus · Project lead experience · Proficient in Microsoft office · Experience with estimating required
