Private Bedroom overlooking Humboldt Park

Hello! I'm looking for a cool, clean, considerate, queer//femme (preferably) tenant with steady income to take my place in my 2bdrm sunny s/w exposure 3rd story walk up directly across from Humboldt Park. Quiet building, old grey stone. The space is roughly 1,000sqft and furnished but your plants, decor, and furniture are welcome (your room can come with a queen bed frame if needed!). It has tall ceilings with a lovely balcony off the dining room where I grow blueberries and other edibles. Microwave and dishwasher in the kitchen, newer windows, central heating/cooling, reliable coin laundry in building, Bike storage available in basement. California bus stop on the block, easy street parking as well. The room in question is the front bedroom pictured here, with a huge closet and sunny window. Fits a queen bed, was being used as an office/guest room previously. Rent is $825 + gas/electric. Move in as early as 9/1. Lease goes until 5/31. About the remaining tenant: Hannah (she/they) is a 25yo ecologist who works in restoration on the Southeast side, early wake-up M-F schedule. Born and raised Northside Chicago. She live here with her friendly cat called Kona, no other pets on the lease unfortunately. She's a yogi who tends to plants, and enjoys cooking and biking around the city. She's social mostly out of the home but sometimes will cook dinner for friends. Her goal is a safe and warm environment. She's easygoing and kind, hopes you are too :) It's important you are someone who is respectful of others space and sound preferences since she has an early work schedule. Preferred if you have similar hours. 4/20 friendly outside only, but Hannah lives a mostly sober lifestyle. And you have to like cats (or at least Kona). Thanks for reading the whole post!
