Room for Rent in Awesome house. Must love dogs!

Hello! Friendly Disclaimer: I am writing a small novel here because I have found it is important to be as thorough as possible to see if we can be compatible roomates. About Me: I am a 36 year old female, and work in the hotel industry. I own my home and am a proud dog mom to a 4 year old female Chocolate Lab and a 5ish year old male Rottie Mix. We live in Mar Lee, in SW Denver, a few blocks in from Sheridan Blvd. (Sheridan/Florida Sheridan/Louisiana). I work downtown mostly PM’s from 3 to 12 but my schedule varies and is not the typical Monday to Friday. That said, if you are a sensitive sleeper this may not be the place for you. As much as I like to be an early bird my schedule does not allow for it sometimes :/. I am from the East Coast and have been in Denver on and off since 2015. I have lived in this house for almost 3 years. My neighbors are awesome! I have never had any crime issues in this neighborhood and have a full Ring Security system which you would have access to. My dogs are very loyal and protective of me and the house so you must be a dog lover. My past roomates have had dogs and it has proven to be a lot but I would consider welcoming another dog. However, if you do have a dog and do not take care of your dog ie. Never walk your dog, do not clean up dog shit, then please do not respond. I basically had a 3rd dog with my last roommate and it was not what we initially discussed. I take a lot of pride in my house and will admit that I have almost sacrificed too much of my personal life due to projects/home ownership and maintenance. Ideally you will be a partner of the household, not jut a roommate. I need a roommate that wants to share the responsibilities of maintaining a clean home environment and has each other’s back (feeding the dogs if I am at work, or watering the plants). I am a huge house plant enthusiast/gardener/landscaper. It would be a bonus if you were into gardening or had some plants to add to the household vibe. I have been burned before when offering any sort of bartering deals with lower rent in exchange for helping with my projects and extra household responsibilities, so I don’t really trust that situation at the moment. But perhaps you are different? Before I sold my soul to home ownership I liked to go out to different restaurants and see live music. I want to get my life back but want to live with someone that I can trust with my doggos and home. I respect your privacy and am a laid back person but just get anxious if someone is not clean and stays in their room all the time. About the house and you : The house is a 3/1. Typical for this area. Huge fenced in backyard with big Tuff Shed for storage which you are welcome to use. We would share a bathroom which I have never had any issues with this with any of my roomates. I am not home a lot of the time. Your bedroom is on one side and has a window facing the back yard. At the moment I am doing a little backyard clean up but I am sharing some pics of how it is when I am not doing a shed cleanout. I also have a vegetable garden that is about to have a million tomatoes and other veggies. I fu*kin love fall. I hate to say it but I am over the summer and this heat. I would love to have a roommate that is my friend too, where we can chill on the back patio and enjoy the temperature and grill some garden squash. I also love Christmas. I am big into decorating my house with lights and all the scents and Christmas vibes. You would have a full time job, not come with drama, and be a mature adult. House guests are totally cool with me. I don’t think I need to elaborate on that. What you do in your space is totally cool, and I will respect your privacy if you wanna make meals and watch a movie in the shared living room. I have a huge 65 inch TV and high speed wi-fi. I also created the 3rd bedroom into an office that you are free to use as well! It could even have an entire other computer set up at the desk. I don’t have a door to the office, just a curtain because I kinda like that open feeling with this room. I have a washer and dryer as well. There is a long single file driveway that I do not care about sharing. There is a carport as well. Street parking has never been an issue- they do street sweeping every 3rd Friday until November so that is the only thing to look out for because they will ticket. Trash/Recycling comes every Monday and this is 100% a shared responsibility for the house. It would be cool if you were into music, had hobbies and interests. I really like doing crafts and going on little explorations and would love to have a friend in a roommate to do that with. If you have read this far then that is impressive lol! Rent would be 900$ all utilities included. This could be paid on the 1st of the month or if you have a biweekly pay schedule, I am open to twice a month split. If you are a good fit and have a dog, we would need to discuss dog food/dog eating habits.Rent would be an additional 50$ if you have a dog. I am pretty laid back with groceries. I respect what is yours but do not mind sharing. I have everything you need for the kitchen but if you have your own things, we could split the cabinets up. Really whatever is mine is free to use as long as we have a mutual respect and understanding. Please write back if you think this might be a good place for you. I ask that you plan on staying at least 3 months and give me a full 30 days if you decide to leave. For one month rent would be $1200. It takes a lot of time and effort to find a roommate and acclimate my dogs to someone etc. I would ask for a $200 security deposit. Right now I have spent money out of my own pocket to repair the holes in the wall from all of the things my last roommate had on the wall, shelves, plants hanging from hooks, so please keep in mind that moving out of the room it should be left how it was found. Also King Soopers is just a few blocks away and there are bus stops within a few blocks as well. Currently the room is unfurnished. It has a big Ikea closet system. It does not have a door but I have extra curtain rods and curtains if you would like. I am also gonna be making my firepit again outside. My backyard is awesome and I haven’t gotten to enjoy it really at all this summer. Still gauging on whether or not I need to furnish the room last time it was furnished and my roommate had her own stuff so I sold the bed and dresser. 420 is totally cool with me. Having little parties and gatherings is also totally fine! No cigarettes though, no drug issues please. SOOOoo anyways! Please let me know about yourself, and why you think this would be a good fit! I do not want to show the house quite yet because my backyard is in disarray while I clean out my shed so we could discuss this more via e-mail. Thanks! B
